In cooperation with our Swedish partner, architect and contractor, we are pleased to offer this new-build villa in the Amed area. This modern villa can be realized with either two or three bedrooms, depending on the buyer’s preferences. The villa will be part of a newly developed villa complex and represents the first model in a series of villas we will be offering within this project: Villa Type Samalas.
Villa Type Samalas has been designed as a long-shaped villa with a logical and open layout. The living area forms the heart of the home and is positioned centrally within the villa. In one corner you will find the seating area, with the dining table placed nearby. The modern kitchen with island is centrally located within the living space and serves as a natural focal point. On the opposite side of the living area, an additional lounge space has been created. This area is ideal for a home office with a desk, but can just as easily be used as a play or gaming area for children.
Behind the kitchen area, a guest toilet will be installed. In addition, there are two separate storage rooms, one of which can conveniently be used as a laundry area with space for a washing machine and extra storage.
If you choose the two-bedroom layout, both bedrooms are located on either side of the central living area. Each bedroom features a spacious en-suite bathroom situated at the rear. At the front of the bedrooms, large glass sliding doors provide direct access to the terrace and garden, allowing you to step outside straight from your bedroom.
In the three-bedroom configuration, the master bedroom is positioned on one side of the villa. On the opposite side, two additional bedrooms are created, each with its own en-suite bathroom. The total living area remains virtually the same in both layouts; only the internal distribution of the rooms differs.
At the front of the villa, you will enjoy a covered terrace that offers a comfortable shaded outdoor living space. The generously sized swimming pool invites you to relax or swim laps. Adjacent to the pool, a pool deck will be constructed, providing an ideal area to unwind and enjoy the tropical surroundings.
As an additional feature, this villa will be equipped with a private sauna. Should you prefer not to include a sauna, this option can of course be omitted. Alternatively, it is possible to build a private gym in the garden instead. The total land size of over 800 sqm offers ample space for additional structures. Options include a gazebo or a separate guest bungalow, allowing you to accommodate visitors comfortably during their stay.
In close consultation with the architect, you can further refine your personal requirements and adapt the villa so that it fully reflects your lifestyle and preferences. Interior finishes are also discussed in detail together. Would you prefer wooden flooring, or do ceramic tiles better suit your taste? Would you like to incorporate more wooden elements into the interior design? Materials, colors, and finishes are selected jointly with the architect, ensuring that the final result feels like a home you have truly developed yourself.
The villa is offered with a freehold ownership title as standard. However, if you prefer an alternative ownership structure—such as Hak Pakai—or if you have established a PT/PMA company, the ownership setup can be adjusted accordingly. A long-term leasehold option, for example with an initial duration of 50 years, can also be discussed. Construction of the villa will take place in Bebayu, a peaceful village located just a short distance from the center of Amed. Amed and its surrounding areas have undergone significant development in recent years. Roads have been widened and equipped with sidewalks, and various new projects are underway. Recently, a new international school has opened in the area. Amed is increasingly attracting investors and future residents who consciously choose to avoid the busy southern parts of Bali. For those seeking tranquility, natural surroundings, and a more authentic lifestyle, this region is an excellent choice.
The land itself is located approximately 250 meters from the nearest beach. Within just a few minutes, you can walk directly to the shoreline and enjoy the sea.
