More and more buyers searching for property in Bali are looking for developments that combine investment potential with a strong connection to nature. In the green hills of Tegallalang, about twenty minutes north of Ubud, a new villa resort is currently under development that focuses on exactly this combination of natural surroundings, traditional architecture and modern comfort.
In this listing, we describe the Uma House villa type.
This off-plan villa in Bali is designed in a traditional style, where natural materials and local building influences play a central role. The use of wood, light tones, and a distinctive roof shape creates a warm and calm atmosphere that blends naturally with the tropical surroundings.
Upon entering, you step into an open living area, where high ceilings and wide-opening doors allow for abundant natural light and comfortable airflow. The living area and kitchen are combined into one space and connect directly to the terrace and garden, creating a seamless transition between indoor and outdoor living.
The villa features two bedrooms, both located on the ground floor and arranged around the central living space. Each bedroom has its own private bathroom, offering added comfort and privacy. One of the bathrooms includes a bathtub. Both bedrooms also have direct access to the terrace through opening doors, allowing fresh air and natural light to flow in.
Outside, the villa offers a terrace with a private plunge pool, ideal for relaxing in Bali’s tropical climate. The property is offered with a matching furniture package, making it ready for immediate use. Uma House combines traditional architecture with modern comfort and is suitable as an investment property, holiday home, or private residence in Bali.
The project is being developed by a Dutch property developer who has previously realized several similar projects in other parts of the world. For this development the developer controls approximately 40 hectares of land. However, only around 10 hectares will actually be used for construction. The remaining land will remain largely green in order to preserve the character of the surrounding landscape.
Wherever possible, the development makes use of local materials and craftsmen from nearby villages. This approach not only supports the local community but also ensures that the architecture stays closely connected to traditional Indonesian building techniques.
The resort will be developed in several phases. Phase 1 has already sold out and construction of these villas is well underway as of March 2026. Phase 2 is currently available for purchase and a significant number of villas in this phase have already been reserved. Construction of several villas within this phase will begin soon.
Instead of building identical villas throughout the resort, the development offers a variety of designs. Each phase will include seven to eight different villa types. The architecture is inspired by traditional Indonesian design combined with subtle contemporary elements. Natural materials such as bamboo, alang-alang roofing and teak wood are widely used throughout the project.
In addition to the villas themselves, the resort will include a range of shared facilities. The central area will feature swimming pools, restaurants, co-working spaces, a fitness area and a yoga pavilion. In a quieter part of the property, surrounded by jungle, a spa and massage area will be created.
The Tegallalang area is known for its impressive rice terraces and lush green landscapes. From the resort you will enjoy views across rice fields, tropical jungle and the mountains of Bali, including Mount Agung. Two relatively unknown waterfalls can also be reached within about fifteen minutes walking distance.
Owners can choose to live in their villa permanently if they wish. Many buyers, however, will use their villa as a holiday home while visiting Bali. During the remainder of the year the resort management can take care of rentals and full property management.
For buyers looking for eco-friendly villas in a natural environment near Ubud, this project offers a unique opportunity combining lifestyle and investment.
