This spacious and elegant cliff-top residence is one of Bali’s most expansive private ocean-view villas. With a 160-degree panorama over the Indian Ocean, the property is designed as a contemporary gallery, where the natural seascape becomes an integral part of the architecture and atmosphere.
Named Tirta Kencana—meaning “Golden Water”—the villa takes inspiration from the ocean’s golden hues during sunset and moonrise. The design features a modern aesthetic with various indoor and outdoor living spaces, private terraces, and dining areas. Whether enjoying the expansive main deck or one of the villa’s more secluded spots, guests can relax in privacy while surrounded by uninterrupted ocean views. The interiors were created by a well-known Japanese designer, combining understated elegance with practical comfort.
Layout and Accommodation
The villa includes a variety of suites and studios, each offering modern amenities and unique characteristics. Most rooms offer full or partial ocean views, with large windows, marble flooring, and quality furnishings. All accommodations are equipped with smart TVs, Netflix, safes, high-speed Wi-Fi, large wardrobes, and en-suite bathrooms. Two suites are located in semi-private areas of the estate, offering greater seclusion.
Master Suite
The 82 m² Master Suite is located on the upper level and features panoramic ocean views, including visible white water from the waves below. The suite includes teak wood flooring, a pitched ceiling, a super king-size bed, a dressing room, and a spacious bathroom with a walk-in shower and a freestanding bathtub positioned to enjoy the ocean view. A private terrace and direct access to the shared spa living space are also included.
Ocean View Suite
This 70 m² two-level suite sits within the villa grounds but has its own entrance, allowing for private access. The lower level contains the main sleeping area with twin beds (convertible into a king), a wardrobe, study space, and makeup area. The upper level opens to a private viewing deck with a daybed and sweeping views over the ocean. It’s an ideal place for enjoying a massage, sunrise breakfast, or sunset drink.
Pool Suite
Located at garden level, the 65 m² Pool Suite is ideal for families or those looking for privacy. It includes a private entrance, plunge pool, terrace, and a small living area.
The suite features a king-size bed and an optional set of bunk beds, along with a compact pantry.
The en-suite dressing room overlooks the garden, and the bathroom connects directly to the private pool area.
Spa Suite
Positioned on the upper level opposite the Master Suite, the Spa Suite offers a king-size bed, work area, and shared access to a spacious living room.
It also has its own private spa terrace with panoramic views over the Indian Ocean and the main pool.
High ceilings and abundant natural light contribute to a peaceful and open atmosphere. A private elevator ensures easy access for elderly guests or those with limited mobility. This suite is particularly suitable for long-term stays.
Studios
Pool Studio: Adjacent to the main infinity pool and living area, this studio is enclosed in glass and has its own west-facing balcony—ideal for private sunbathing.
Ocean Studio: Located next to the Master Suite, this twin-bed studio shares the same excellent ocean view. Beds can be joined upon request.
Garden Studio: Accessed via a walkway over water, this studio is nestled in the landscaped garden and features a semi-open bathroom. Furnished with a king-size bed, it provides a tranquil atmosphere.
Design Philosophy
Unlike many villas that are built around a central pool with limited views, Villa Tirta Kencana was conceptualized to place the ocean at the heart of the experience. Positioned on the highest point of the development, the villa ensures unobstructed views from nearly every major space, including the main living and dining areas, shaded terraces, and outdoor lounges.
The main infinity pool is visually aligned with the ocean horizon, and views from the living and dining areas extend over this pool toward the sea. Even the kitchen and the Japanese-style living/dining room offer clear ocean views. These areas are ideal for entertaining, casual gatherings, or more formal dinners.
The Japanese Room, in particular, adds a distinctive character to the villa, blending aesthetic tradition with modern use.
The Spa Living Room and the Ocean Vista Suite’s terrace both offer exceptional locations for sunset gatherings, cocktails, or small-scale celebrations.
Location and Accessibility
The villa is located on Bali’s Bukit Peninsula, on a cliff directly above one of the island’s best-known beaches. It lies between Nusa Dua and Uluwatu, offering easy access to many of Bali’s most popular coastal destinations.
With the recent improvements to local infrastructure, including the new Jala Raya Nusa Dua Selatan and the Mandala overwater toll road, the villa is now just 20–25 minutes from Ngurah Rai International Airport and the Jimbaran area. Sanur is accessible within the same time frame.
The elevated position offers both sunrise views from the east and vibrant sunsets toward the southwest. Within a 10–15 minute radius are several beach clubs, restaurants, and three golf courses. Some destinations are even closer.
Nearby beaches include Pandawa (famous for its surf), Geger, Green Bowl, Nyang Nyang, Padang Padang, Dreamland, Suluban, and the renowned Uluwatu Beach. These offer options for surfers, swimmers, or those simply looking to relax by the sea.
