Buying real estate in Bali, step by step.
We show you here some simple steps of how to obtain real estate in Bali and what to think about.

 
Step 1 : Budget

The most important thing to know for us but mainly also for yourself is your budget.
For us it is important to know what kind of money you want to spend so we are not showing you property or land which might be of no interest for you.
For yourself it is also important to know what is the ultimate amount you want to spend for your property. In case you want to build some new property, please save a certain amount for unforeseen costs in your mind.
Also important to know are the costs for the notary and the taxes. In general you have to add about 10% on the total costs price/selling price of the property. This will usually cover most of the costs.

Step 2 : Location

Also very important to know is the location where you want to live in the future. Beachfront, mountains, rice fields or just in an ordinary area among locals.
Then the area is important to know. Will it be in the quiet relaxing North? In the hectic and vivid South? The artistic centre of the island or maybe more in the nature in the East

Step 3 : Visit tour

Go to Bali and drive around with us and convince yourself of what you want. After knowing the location, the next step will be what kind of property you are looking for.
Will it be a normal house, villa, bungalow or something else. We always advice to drive around and take a look at different kind of properties. Maybe we are also showing you properties which are of no interest for you, but it is important to see what is available. Especially this small tour might be very interesting for the one who is wanting to have his own house build in Bali. On this tour you will get inspiration of what you want in your own house, or what you certainly don’t want. In fact, on such tours you can “steal” someone else ideas. You can see how other are using certain materials, like for example the different kind of wood varieties.

Step 4 : Cool down

Don’t rush the matter to fast. Think things over and let everything “cool down”. Maybe it is even wise to think everything over in your own country and just decide later if you really want to buy something. Take your time.

Step 5 : Papers checking

If you are sure you want to buy something, we can drive you around more seriously looking for the right land or property. In case you have found what you want, we will check the certificates and papers at the notary. This is very important to know if you have to deal with the real owner of the land/property. You will not be the first one, who afterwards hear that he has not bought something from the real owner. In that case, a bargain can become something very expensive.

Step 6 : Deposit

All the checking of the certificates and papers can take several days. It is normal that you are paying a deposit of about 10% of the selling price. This deposit guarantees you also that the property will be taken out of the market. In case you are deciding that you will not accept the property, you will loose the deposit. In some cases it is possible to negotiate about the amount of the deposit, but this is depending on the owner of the land/property.

Step 7 : Transfer

In case all the papers are checked and all certificates are okay, you can transfer the money. This can to our account in the Netherlands or if you want, you can transfer this to the notary in Bali.
After receiving the transfer amount, the conveyance of the property/land can be done at the notary. This has to be done in Bali. The seller of the property will be there, you will be invited at the notary as is your nominee (in case you need one).

Step 8: Keys

The notary will finalize all the papers for you. This can take some weeks or even some months. However, at the moment when you sign at the notary and you are getting the keys of your property, you are already allowed to live in your house.

Keep in mind that it takes some months before you will have finally all the necessary steps done. You shall also have to travel some times to Bali. Especially when you are having your own villa build, it is recommended to visit Bali every few months. Although there will always be someone assisting in the building of the villa, you better can check if the constructor is still using the right materials all the time.
